Can’t Qualify For A New Mortgage? Try A Loan Modification

2 years ago, I decided to take out an adjustable rate mortgage on my Florida home as the Mortgage Broker convinced me this was the best financial instrument given my goals and cash flow position. I had only planned to be in the home for a short 3-4 year period, so the lower payment made sense at the time. I was assured I could refinance beforethe rate adjusted upwards if I decided not to sell my house. As time passed and my house did not sell due to slowing market conditions and declining values, my adjustable rate mortgage got closer to resetting to a new higher rate, I went out and started searching for the new perfect loan. Instead of a new loan, all I received was a shock. I could not qualify for a new loan!

Despite having perfect credit with an 800+ FICO score and even 30% equity in my home, as a self employed businessman I am unable to fully document my income to meet the new home loan underwriting guidelines so i was told. I have come to learn that even an ideal borrower like myself who has never missed paying a bill, has perfect credit, can’t qualify for a new mortgage in the current credit environment. As such, I’m now stuck in my adjustable rate mortgage that has now reset twice and my back is against the wall. I approached my lender hoping they would understand my situation and be sensitive to the fact my mortgage rate has gone up while my income has going down and leverage my good payment history with them. I made what I felt was a very strong appeal to the loss mitigation department of my lender, but after several months of negotiations with them I got nowhere. After 45 days of haggling with my lender, Attorney Bonanni was able to get my rate lowered by 2.5% to a new 6% 30 year fixed rate loan and I can now afford to make my payments and not go late on my mortgage.

I would imagine many people out there are in the same boat I was in or worse in regards to their adjusting mortgage rate and who need help avoiding foreclosure by modifying their loan. Go out and do your research and make sure you are hiring an attorney, not the same mortgage broker who put you into that bad loan as there are many non attorney companies calling themselves ‘Attorney based’ or “Attorney Backed’ that are fronts for unscrupulous mortgage brokers looking to make a quick buck I found out. After shuffling through the websites of several companies I retained a legitimate loan modification attorney and had tremendous success with him negotiating my mortgage to a new payment I could afford.

I started volunteering at my son’s school when he was in preschool because the school’s director required all parents to do volunteer duty. At first I rather resented the burden especially when it meant giving up my lunch hour to supervise the school lunch room and recess. Now that my son attends public school I willingly give up four hours a week to help his teacher. What has changed my mind about being a school volunteer? There are three key reasons that I changed my mind about being a school volunteer and whether or not you are a parent these reasons should apply to you as well.

Unless you live in a cave or under a rock you are well aware of that problems that our society is facing today. Today’s children are in desperate need of mentors and role models to help them navigate the challenges life will throw in their path. Due to the high prevalence of broken homes in American society it is also important that children receive at least a portion of their affection and positive reinforcement outside the home. If you care at all about the future of our country, our society, and our world then you should care very much about providing this essential function in some children’s lives. Equally important, many children are simply not getting the support necessary for their academics from home. Public school teachers do the best they can but a volunteer can provide invaluable assistance with a little one-on-one work that teachers simply cannot offer. Many children need help with basics of literacy and/or math and having some special help might make all the difference in their future.

Mp3 Meditation: A Standing Meditation Experience}

I have been using mp3 meditation downloads to assist my meditation technique for quite a while now with excellent results. Through years of meditation I have seldom reached anything resembling deep meditation on my own. In fact, until I began to use the meditation downloads, the deepest, most sublime meditation I ever experienced was through a talented and gentle reiki healer. It was not until I began to use binaural beats and isochronic tones last year that I was able to closely replicate that deep meditation state. So, on a whim, I decided to see if I could combine my wing chun sil lim tao (small thought/little idea) form from my kung fu style, with an isochronic meditation download designed to stimulate my chakras.

The reason this occurred to me is that in my twenty one years of learning wing chun kung fu, I have always been told to keep your back straight and imagine/feel the energy flowing from the base of your spine to the very top of your head. The idea being that by relaxing the spine and allowing it to naturally expand, it is possible to create a flow of chi, although my master never called it that, and then to direct energy from the spine to any part of the body. Over time, the energy of your thought fills your body and creates a powerful, relaxed structure.

Blah, blah, boring. Yes I know. But, over the years, I have achieved, in small measure, this feeling of energy flowing through my spine and occasionally out into my limbs. The deep meditation of the reiki healer stimulated this feeling.

So, with that background, it occurred to me to merge a chakra stimulating mp3 combined with standing meditation as I described above. I had no idea what, if anything, to expect. I was alone, in a darkened room, with a comfortable, sleep mask covering my eyes, standing with my feet shoulder width apart, pointing forward and parallel, arms by my side and I switched on the mp3. The steady whoomp, whoomp of the binaural beats entrained my brain into a state of deep meditation.

Within a few minutes I became almost unaware of my body. It was still there and I could find it if I wished, but I really couldnt be bothered. It seemed to, soften is the only way I can describe it. The phosphenes behind my eyes pulsed and flashed and flowed like auroras. At one stage they settled into ribbons of white energy. As the mp3 continued, I became aware that at various times, different colors predominated. The colors I remember are a deep red, gold, green and white. Each color had a different aspect in how it manifested itself. Whether as flashes, points of light, or waves of energy that seemed to pulse along my spine and out to my fingertips. Bizarre.

Then, slowly, as though I could hear each pulse extended, the mp3 meditation finished and I stood in bright, dark silence for a few moments, unwilling to let go of the feeling.

This was a really interesting and vivid experience. One which I am going to repeat soon, possibly using different guided meditation downloads to target other areas, such as esp, telepathy or manifestation. Just to see what happens.

I share this experience of my standing meditation as a personal testimony to the power of binaural beats and isochronic tones to change your mind.
